Who we are

JMR Properties Ltd was formed in 2005 when John Roberts, the founder, first got seriously involved in property development. Shanly Homes wanted to buy his house and his neighbours houses, so John got involved with Option Agreements and Overage Agreements for the first time.

 

Not wanting to sell his house, John then completed his first development by signing up two of his neighbours on 12 month Option Agreements, gave up half his garden and got planning permission for three new detached properties on the resulting plot of land, built them under a Joint Venture Agreement with a local builder, sold them easily, and everyone ended up very happy with the outcome. JMR Properties was born.

 

John’s son Tom joined the business in 2020 during the pandemic as the thought of commuting again was not at all appealing! John and Tom now work closely together looking for small development opportunities. Working from home and with very low overheads, we are able to offer far higher sale and option prices than the large property developers which, together with an “open book” philosophy, gives all parties involved in a project, a much more rewarding experience, not just financially!

What we do

We are looking for residential properties that are on a good sized plot of land. When we find such a plot with an interested seller, we will talk to immediate neighbours to see if they are also interested in selling at a price well above market value so that we can increase the size of the potential plot. We can then agree a sale price and agree an Option period, during which, at our expense, we will do the necessary surveying, architectural plans and drawings and prepare and submit all the necessary reports and forms for a full planning application.

 

Once planning is approved we have a choice, which we will discuss with all parties involved. We can build the project ourselves, probably under a JVA, or we can sell the project to a developer. Either way the property owners will get their agreed option values in full, sometimes with a profit share (often called an Overage Agreement) on top if that was appropriate.
